I'm looking for large parcels of land that I can buy, split up, and resell for a profit. I need YOUR help in finding them.

What's in it for you?

You get to earn the commission on the purchase that is offered in the MLS. Plus, in many cases, we'll want to work with you to resell the lots after we close on the purchase.

What properties am I looking for?

  • Large pieces of land that we can split up and resell the smaller lots

  • Some properties will be land only

  • Some properties will have a house and a large piece of land that goes with it

Most good lot split candidates have the following features:

  • Road frontage

  • Large enough lot to be split into multiple parcels

  • Quality land (too much slope, wetlands, flood zone, or other negative features decrease the desirability of the property)

Location-specific characteristics of a good lot split candidate:

  • There must be a sufficient amount of demand for land in the area.

  • The lot split process must be quick and easy in this area.

  • There is a discrepancy between large lots (price per acre) and small lots (price per acre).

What do we consider a deal?

We look for "doubles." Our purchase price should be 50% of the anticipated resale prices of the lots.

For example: Buy a 50 acre property for $300,000. After splitting into 5 separate 10 acre lots, we project a total resale value of $600,000.

What's the process?

If you've located a deal that matches the above criteria, please submit the information on the form.

My team and I will immediately begin reviewing the information.

If there is potential for a deal, we'll email you with our information so you can prepare an offer for us.

If the potential deal falls outside of our parameters, we will email you to let you know why.

If we don't have enough information to make a decision, we'll let you know what we need.

Our commitment
